A new Formentera villa blends natural stone and luxury living

Le Cap, a new-build villa in the Balearic island of Formentera, looks built from the sand of the arid interior. The brand-new natural-stone property, with six bedrooms and six bathrooms, is being sold fully furnished for €8.9m.

Designed and decorated by Barcelona-based Sandra Tarruella, the 15,000 sq m plot comprises a main villa with four en suite bedrooms around an open-plan salon with a fireplace. An adjoining kitchen, crafted in oak, extends onto an expansive terrace. Tarruella has customised iroko-wood windows that slide into wall pockets, framing views of the Mediterranean and the surrounding countryside.

An adjacent 50 sq m casita has two bedrooms, a bathroom and a serene pergola-covered terrace for siestas. The main house has a roof terrace with panoramic views.

Together, the constructions provide more than 550 sq m of living space, lined with oak built-ins, stone flooring and natural textiles.

The water supply comes from two underground cisterns, each holding 20,000 litres. Formentera’s white-sand beaches, local dining and the ferry port are a short drive away.

Plans are in place to add a vast 250 sq m basement with a living area, bathroom and gym, with natural skylights that draw daylight into the underground space. Interested buyers can intervene now with their own ideas for materials, fixtures and fittings, and buy at a discount. Otherwise, the completed property will be available by Easter 2026 through Fantastic Frank.
